Multi-Purpose TOD, Zeppelin Station, to Debut By Year's End

Bounded by train tracks, worn warehouses, the South Platte River and several other construction sites, RiNo pioneer Zeppelin Development saw its next big thing: an accessible destination for people to live, visit and work. In the swiftly transforming northwestern neighborhood, one more project might easily blend into the rest of the commotion, but not Zeppelin Station. The $33 million, 100,000-square-foot mixed-use office-market hall at 3501 Wazee Street is scheduled to open across the pedestrian bridge from the 38th & Blake rail station, by the end of 2017.

Designed for modern Denverites and travelers, the building plays on its access to public transit, internationally inspired design, culture and dining, an urban setting and green spaces, all intended to magnetize a diverse, urban audience.

"I was instantly intrigued by RiNo and what the Zeppelin team is doing to enhance the existing community and culture," says Justin Anderson, Zeppelin Development's director of hospitality development, and a recent Denver transplant, previously affiliated with the accomplished Chicago hospitality group, 16" On Center. "I admire how the team is putting so much energy and soul in to improve this one part of town on the city's urban outskirt."

Anderson explains the build-out process required a keen understanding of the needs of people who will use the space. Designed by the award-winning Dynia Architects, Zeppelin Station is on track to achieve LEED certification, featuring Zeppelin's signature metal exterior, indoor-outdoor open spaces, high ceilings, natural light and native landscaping. 

Approximately 75,000-square-feet of the space will be filled with office tenants including Zeppelin Development, Brandfolder, DFine Branding, Love Your Hood and Tokken. The suites will offer roll-up, glass garage doors overlooking Denver's skyline and the Rocky Mountains. 

Anderson calls the most desirable amenity of the space the market hall, containing a full-service anchor restaurant, two bars and retail focused on high-design and fashion-forward apparel. With the onslaught of food emporiums, including Zeppelin's neighboring Source, and new-to-the-scene Stanley Marketplace, Zeppelin Station will introduce its guests to eight market stalls, including Injoi, Aloha Poke Co., Vinh Xuong Bakery, Au Feu and more, all connected by a common bar and outdoor seating.

The space will also house RiNo Art District headquarters and a retail space primarily selling locally made items.
