How technology can make your home sell for more

Potential buyers will have access at their fingertips

In a real estate market where it seems "For Sale" yard signs go down as quickly as they go up, it would be a mistake to assume that is all it takes to get a home sold. The inventory of homes across all Front Range markets in March grew even tighter, dropping to 1.5 months of supply, clearly indicating a market that favors sellers. But even in low inventory real estate markets, it is critical to give a home a marketing advantage on the web, not just to sell the home, but to maximize price and terms. That's why 8z has invested in the best technology and developed systems to market a home for sale in Colorado.

Like a Broadway production, some of the most important work for listing a property is done long before the curtain goes up on opening night. Prior to listing, one of the most important jobs of a listing agent is to ensure that home is in 10 out of 10 showing condition. This involves scheduling repairs that a home buyer will be critical of, with a trusted handyman, and bringing in a stager to make sure each room shows its best.

Lights! Camera! Action! Once the property looks great to potential home buyers, it is time to make sure the home shows as well on the web as it does in person. In a National Association of REALTORS® report, 87 percent of buyers found photos for properties for sale very useful. That's why we have invested in the technology to be one of the first residential brokerages in Colorado to provide 3D Virtual Tours for listings throughout the Front Range markets.

8z has received great feedback about the 3D Virtual Tours from clients and agents alike. The tours provide an interactive experience beyond the typical online tours that have been used to market homes for sale, as home buyers can explore every angle of the home as if they were walking through it.  The 3D Virtual Tour displays perfectly not only on desktop browsers, but mobile devices. As 57 percent of home searches take place on a mobile device or app, the 3D Virtual Tour provides an interactive experience for the modern home buyer. Further complimenting the online home buyer, are our high quality digital brochures. These are unique in the industry and create enhanced online engagement allowing a user to scroll through more photos, more information, and enter the 3D Virtual Tour.

Once the digital marketing assets are in place, it’s time for the show!  No show is complete without an audience, and that is why we have systematized a preview marketing period and listing marketing program to drive exposure and generate showings for 8z listings.

Depending on the seller’s timeframe to list a home, an 8z Realtor may recommend setting a preview period for the home. At this time, we expose the listing online to the most active buyers before we bring the property to market on the multiple listing service (MLS). It’s like a dress rehearsal before opening night to make sure we have everything just right, and it also creates momentum and demand leading up to the MLS debut. Homes that are previewed first tend to sell quicker and for more money.

The dance continues through the marketing period on the MLS, coordinated with a well orchestrated open house. Then it’s time to take offers. To attract as many offers as possible and to give all ready, willing and able buyers a fair shot, we often take all offers by a specified deadline. This ensures that the buyer with the highest and best offer, not just the buyer with the fastest offer, wins and delivers the maximum net for a seller.

Ultimately, when all these steps are well-choreographed, from bringing the property to showing condition, creating digital marketing assets, and generating exposure, the home not only sells, but usually at a higher price with favorable terms, and as little stress as possible for our clients.
